1. What kind of zoning permit do I need?

  • A Zoning Permit is required when operating a business out of a commercial space.
  • A Home Occupation is required when operating out of a residential space.

4. What are the different types of Subdivisions?

  • Single Lot Subdivision - divides the parent tract ONE time, creating ONE new lot and a remaining lot.
  • Minor Subdivision - divides the parent tract into 3, 4, or 5 lots, while also having a reduced impact on the environment, highways and surrounding communities.
  • Major Subdivision - divides the parent tract into 6 lots or more and has a greater impact on the environment, highways and surrounding communities.
  • Boundary Line Adjustment - moves a property line, which can accommodate property exchanges, resolve disputes or optimize property layout.
  • An Easement - a right expressed in recorded writing, given by the owner of land to another party for specific, limited use of that land. 
    • Community Development does not regulate easements; they are civil matters.

7. Do I need a Land Disturbance and how long is the process?

A land disturbance is required when clearing over 2500 sq ft or if the work interferes with the RPA. View the RPA delineation here. State code permits an initial review period of 60 days.

8. Can I have chickens?

Residential chicken keeping is only permitted in R-1 and R-2 with a maximum of 6. A permit is required.
